I suspect those agents who routinely keep a larger share of the commission gloss over this paragraph as most sellers are only concerned with how much total they're paying the broker. I imagine most sellers are also not thinking about cancellation fees, broker's bite of defaulted deposits or how long they're obligated to pay the broker after the listing agreement expires. There are all sorts of ways for unscrupulous listing agents and brokers to benefit themselves at the expense of their clients. The abuse is way more common than most suspect.
