I ...I agree with most of what you say on your list. I do take some exception to #4. As an investor purchasing houses (total of 5 purchased in Brevard County over the last year and half) I have witnessed and fallen victim to lost deals when not dealing with the listing agent. This may have subsided from what it was in 2012, but there are listing agents that would rather sell it themselves than "allow" another agent to even show it. Looking back, it sounds crazy, but I have experienced it. Either we couldn't get in (constant excuses preventing the viewing) to phone calls not being returned, it was frustrating to say the least. I finally (letting my trusted realtor know I was doing it) would call myself and on several occasions was given access when my realtor was not. Unethical yes, stupid from a business sense yes, but unfortunately, when the prices were super low, that extra 2-3% commission seemed to cause this behavior.
